    The securitized 1031 exchange market has evolved significantly -- from TICs to DSTs and now increasingly into 721 UPREITs. But as more DSTs roll into 721 structures, it's worth asking: is this trajectory always in the best interest of the investor? This session takes an honest look at the full cycle of 1031 exchange products across both real estate and energy, examining how each structure serves different investor needs and outcomes. Panelists will explore the growing prevalence of 721 UPREITs, the role AUM considerations play in product design, and when liquidation might actually be the better path for investors.
